Our Story

A Surveying Practice Built on Trust

Cannock Surveyors was founded in 2009 by a group of locally based, RICS accredited surveyors who wanted to offer Cannock and the surrounding Staffordshire community something different — a genuinely personal, expert service without the corporate detachment of larger national firms.

Our founders grew up in this part of the world. They know the Cannock property market — the Victorian terraces, the post-war semis, the new builds around Chase Green and everything in between. That local knowledge, combined with the rigorous professional standards of the Royal Institution of Chartered Surveyors, is what makes us different.

Over the past fifteen years, we have completed hundreds of residential surveys, commercial surveys, property valuations and expert witness reports across Cannock, Hednesford, Rugeley, Lichfield, Burntwood, Stafford and beyond.

We are proud to be a RICS regulated, CIOB accredited and RPSA member firm — not because the badges look good on our letterhead, but because professional accountability matters when someone trusts you with the most significant property purchase of their life.

David Fletcher

Lead Building Surveyor & Director

David founded Cannock Surveyors in 2009 after a decade working for a regional practice in Birmingham. A Cannock native with a deep knowledge of Staffordshire's housing stock, David specialises in Level 3 building surveys, expert witness work and commercial property assessments. He has personally carried out over 300 building surveys in the local area.

Outside work, David is a keen fell walker and can often be found on Cannock Chase at the weekend.

Rachel joined Cannock Surveyors in 2014 and leads our valuation services. She is a RICS registered valuer with extensive experience in residential valuations, Help to Buy scheme valuations and RICS Red Book reports for mortgage and legal purposes. Rachel studied Property Management at Nottingham Trent University and previously worked in the West Midlands residential market.

Rachel is a passionate advocate for transparency in property transactions and regularly contributes to local community property Q&A sessions.

Alan Pemberton

Senior Building Surveyor

Alan brings over 20 years' experience to the Cannock Surveyors team. He joined us in 2017 following a long career in both private practice and local authority building control in Staffordshire. Alan specialises in identifying hidden structural defects, damp and timber issues in older properties, and he is our go-to expert for Victorian and Edwardian housing stock in the Staffordshire area.

When not surveying, Alan runs a local history group focused on Cannock's Victorian industrial heritage.
