RICS Level 2 Home Survey (Homebuyer Report)

The RICS Level 2 homebuyer report is our most popular survey service and is ideally suited to conventional, modern homes built after the 1930s in reasonable condition. It gives you a clear overview of the property's condition using a simple traffic-light rating system.

Our RICS qualified surveyors check all visible and accessible parts of the property, from the roof to the foundations, flagging any defects, damp, structural movement or other issues that could affect your decision to buy — or help you negotiate a better price.

  • Thorough inspection of all visible and accessible elements
  • Traffic-light condition ratings (1 = good, 2 = needs attention, 3 = urgent)
  • Clear survey report delivered within 3–5 working days
  • Defect identification including damp, subsidence and roof issues
  • Advice on maintenance and potential costs
  • Optional market valuation available

Most Comprehensive Survey

Level 3 Building Survey (Full Structural Survey)

If you are buying a property that is older, larger, of unusual construction, or one where you already have concerns, a Level 3 building survey is the gold standard. Formerly called the full structural survey, this is the most thorough inspection we offer.

Our building surveyors will examine every accessible part of the structure in detail — including the roof space, sub-floor voids, walls, floors and drainage systems. The resulting report explains not just what the defect is, but what caused it and what you should do about it. This helps you make an informed decision about your purchase.

  • Comprehensive structural inspection inside and out
  • Detailed analysis of all defects and their causes
  • Roof space, sub-floor and drainage inspection where accessible
  • Recommended remedial actions and priority levels
  • Suitable for Victorian, Edwardian and non-standard construction
  • Comprehensive building survey report in plain English

Common Questions

Frequently Asked Questions About Our Survey Services

Absolutely. Many of the most costly property defects — damp, structural movement, roof issues — are hidden from plain sight. A seemingly perfect-looking property can have serious issues in the roof space, under the floors or behind plasterwork. A professional RICS survey gives you the full picture before you commit to what is likely the biggest purchase of your life.

Yes — and this is one of the most valuable ways a RICS survey pays for itself. When a survey uncovers issues such as roof repairs, damp treatment or structural remediation, this gives you solid evidence to renegotiate the purchase price or ask the seller to carry out works before completion. Many of our clients save far more than the cost of the survey.

No — and this is a very important distinction. A mortgage valuation is carried out for the lender's benefit only, to confirm that the property is worth the loan amount. It is not a structural survey. A mortgage valuation will not tell you about damp, roof problems, or structural issues. You should always instruct a separate RICS home survey to protect your own interests.
