There's a common misconception that new-build properties don't need surveys. After all, they're brand new — what could possibly be wrong with them? Quite a lot, as it turns out. In this article, I'll explain why a professional new build snagging survey is one of the smartest investments a buyer can make, and what our surveyors typically find when inspecting new developments across Staffordshire.
What Is a New Build Snagging Survey?
A snagging survey is a thorough inspection of a newly built property, carried out before or shortly after you complete your purchase. A qualified building surveyor examines the property in detail — inside and out — and produces a list of defects and incomplete works that the developer (housebuilder) should address.
In industry parlance, these are called "snags" — individual defects ranging from minor cosmetic issues to significant structural or quality problems. A typical new-build snagging survey might identify anywhere from 30 to 200+ snags.
Why Are New Builds So Often Defective?
The answer, unfortunately, is often commercial pressure. Volume housebuilders are under enormous pressure to hit completion targets and hand over properties quickly. Subcontractors may cut corners; quality inspections can be rushed. The result is that new-build properties in the UK have a well-documented quality problem.
Research by consumer groups consistently shows that the vast majority of new-build buyers experience problems with their homes — from cracked plaster and misaligned doors to inadequate insulation, drainage problems and even structural issues. The NHBC (National House Building Council) receives thousands of complaints about new-build defect each year.
What Does a Snagging Survey Cover?
Our new build snagging surveys cover:
- Structural elements: Roof structure, walls, floors, foundations (where inspectable)
- External finishes: Render, brickwork, window and door installation, roof tiles, guttering and drainage
- Internal finishes: Plasterwork, paintwork, floor finishes, tiling, joinery
- Services installation: Visible plumbing, electrical fittings, heating system installation
- Insulation: Visible insulation to floors, roof space and walls where accessible
- Compliance with drawings: Where available, comparison against planning/building regulation drawings
When Should I Get a Snagging Survey?
Ideally, before you legally complete your purchase — or at the very latest, within the first two years of purchase (while the developer's warranty period applies). The best time is the "pre-completion inspection" window, when you have a legal right to inspect the property before handing over your money.
We strongly recommend having the survey before completion if possible. This gives you the best leverage to require the developer to address defects before you move in.
What Happens After the Survey?
Your snagging report provides a detailed, categorised list of defects with photographs. You submit this to the developer and they are obliged to rectify defects within a reasonable timescale. If they fail to do so, you can escalate through the NHBC (or equivalent warranty scheme) or through legal action.
Having a professional, RICS-surveyor-prepared snagging report carries significantly more weight than a buyer's informal list. Developers are more likely to take it seriously and address the issues promptly.
Common Snags Our Surveyors Find in Staffordshire New Builds
- Cracked or poorly finished plasterwork
- Inadequate or improperly installed roof insulation
- Missing or defective window and door seals
- Drainage gradients that don't meet specification
- Inadequate DPC (damp-proof course) installation
- Electrical sockets or fittings that are not level or properly fixed
- Garden ground levels that don't adequately drain away from the building
- Incomplete or missing fire stopping in roof spaces
Is a Snagging Survey Worth It?
Always. The cost of a professional snagging survey is typically dwarfed by the cost of remedying defects that would otherwise remain undetected — or by the value of repairs you can require the developer to carry out for free during their warranty period. Once that period expires, you're on your own.
